Understanding LTV

What does loan-to-value mean?

Loan-to-value compares the amount being borrowed with the value of the property being financed.

Example

£400,000 property

If you borrow £300,000 against a property worth £400,000, the mortgage represents 75% of the property value.

75% LTV

Equity

The remaining value

In the same example, a £100,000 deposit represents the remaining 25% of the property value.

25% equity

Why it matters

LTV can influence the mortgage options available.

Lenders use loan-to-value alongside affordability, credit profile, property type and other criteria when assessing an application.

Products

Product availability

Different mortgage products may be available at different loan-to-value levels.

Pricing

Interest rates

Mortgage pricing can vary according to the level of borrowing relative to the property value.

Criteria

Lender assessment

Maximum LTV levels can vary depending on the lender, property and individual circumstances.

Important information

A calculation, not a lending decision.

01

The calculator uses the property value and deposit entered to estimate the mortgage amount and loan-to-value.

02

A lender may use its own valuation of the property rather than the purchase price or value entered here.

03

Maximum loan-to-value levels vary between lenders, mortgage products and property types.

04

The calculator does not assess affordability, income, expenditure, credit history or lender eligibility.

05

A lower loan-to-value does not by itself guarantee that a mortgage application will be accepted.

Important information

This calculator is for general information and illustration only. It does not constitute personal financial advice, a mortgage recommendation, an affordability assessment or an offer of lending. Mortgage availability and suitability depend on individual circumstances and lender criteria.

Your home or property may be repossessed if you do not keep up repayments on your mortgage or other loan secured upon it.
