Current residential rates

How standard SDLT is calculated.

Stamp Duty is charged progressively, meaning each tax rate applies only to the portion of the purchase price within that band.

Up to £125,0000%
£125,001 – £250,0002%
£250,001 – £925,0005%

Different circumstances

Your SDLT position can change significantly.

Ownership, residency and buyer status can alter the tax rates that apply to a residential purchase.

First-time buyers

Relief up to £500,000

Eligible first-time buyers pay no SDLT on the first £300,000 and 5% on the portion between £300,000 and £500,000.

Additional properties

Higher rates may apply

Where the higher rates apply, they are currently five percentage points above the standard residential SDLT rates.

Non-UK residents

2% surcharge

A further 2% residential SDLT surcharge can apply to qualifying non-UK resident transactions.

Important information

Tax can depend on more than the purchase price.

01

This calculator covers residential Stamp Duty Land Tax in England and Northern Ireland only.

02

Different property taxes apply in Scotland and Wales.

03

Eligibility for first-time buyer relief depends on the circumstances of all relevant purchasers.

04

Higher rates for additional dwellings depend on property ownership and the circumstances of the transaction.

05

The non-resident surcharge has its own statutory residence tests and should not be determined solely from nationality or ordinary residence.

06

Companies, trusts, mixed-use property, multiple dwellings, leasehold transactions and other structures may require different calculations.

07

Tax rules and rates can change. Independent tax or legal advice should be obtained where appropriate.
